Technical and environmental feasibility study

Construction technology and materials: evaluate the local availability of raw materials/materials, the construction technology most suited to the context (e.g., prefabrication, traditional construction, mixed systems), required performance (durability, maintenance, energy efficiency);

Preliminary costs: estimate of land costs, cost of infrastructure works (roads, accesses, utilities), site reclamation or preparation costs, professional fees, evaluation of future management operating costs;

Operational feasibility: verification of available competent resources (professionals, local companies), estimated times for procurement, logistics, construction site preparation.

Project planning and concept definition

The project planning and concept definition phase represents the moment in which the initial ideas take concrete form.

It all starts from one thorough briefing with the client, which clarifies the functional needs, the future use of the spaces, the maximum budget, the aesthetic priorities, the timeframes and any identity or symbolic constraints.

On these bases spatial planning is developed, which consists in organizing the different environments and the relationships between them, evaluating the functional loads and internal traffic flows, until outlining the preliminary conceptual diagrams.

In this phase of architectural design it is essential to develop more than one concept design, proposing at least two or three alternative solutions capable of interpreting the brief in different ways and of enhancing the site through a targeted use of materials, light e showed.

Each hypothesis must be subjected to a preliminary verification of constructability, analyzing the available construction technologies, the simplicity of execution, the possible associated risks and the integration between structures, systems and envelope, so as to arrive at a concrete and feasible project proposal.

To support this approach, digital modelling and advanced simulations, through BIM o CAD models, they allow to anticipate any critical issues: from conflicts between structure and systems to verification of natural lighting, ventilation, thermo-hygrometric comfort and traffic and evacuation flows.

Economic, timing and logistics planning

To turn a project into reality, a good idea is not enough: rigorous planning is needed to ensure coherence between resources, times e operating modes.

At this stage of architectural design, it is essential to precisely define every organizational, economic, and logistical aspect, as follows:

  1. Scheduling of project phases: define key milestones (brief, concept, approvals, executive, procurement, construction site) with related dates, checks on temporal coherence between parallel phases;
  2. Detailed budget: breakdown of costs into items, with main works, secondary works, finishings, systems, foundations, construction site costs (set-up, safety, logistics), unforeseen events;
  3. Procurement and supply management: supplier identification, delivery times, possible variants, quality certifications. Planning for downtime due to material or transportation delays;
  4. Logistics organization of the construction site: access, movement of goods, storage of materials, space for equipment, safety, coordination with external works (infrastructure, urbanization), impacts on the surrounding context.

Pre-construction checks and start of works

Before the official opening of the construction site it is essential to carry out a complete review of the executive project, checking that the drawings are perfectly aligned with the concept approved and carefully checking the most critical construction details.

It is necessary to ascertain that sections, stratigraphies e choice of materials corresponds to performance and the expectations defined in the previous phases.
